Your roof works hard to keep your home safe and dry, but even the best roofs need a little TLC from time to time. How do you know when it’s time to replace your roof? Here are five telltale signs that it might be time for an upgrade:

1. Shingle Shuffle

Take a good look at your shingles. Are they curling, cracking, or missing altogether? If your shingles look more like potato chips than a flat surface, it’s time to think about a new roof. Shingles are your roof's first line of defense, so when they start to go, it's a clear sign your roof is on its way out.

2. Recent Bad Weather

If you’ve recently had a bad wind or hail storm in your area, your roof could have taken a hit, even if you can’t see the damage from the ground. Hail can cause dents in shingles, and strong winds can lift or tear them off completely. After a big storm, it’s a good idea to have your roof inspected to catch any damage early on before it leads to bigger problems.

3. Granule in the Gutters

Check your gutters for granules—those tiny, sand-like particles that coat your shingles. If you find a lot of granules piling up in your gutters, it's a sign that your shingles are wearing down and losing their protective layer. This means your roof might not have much time left.

4. Sagging Roof

Your roof should have nice, straight lines. If you notice any sagging or drooping spots, it’s a sign of structural damage. This could mean water is pooling on your roof or that your roof deck is starting to weaken. A sagging roof is a serious issue that calls for immediate attention.

5. Old Age

Roofs don’t last forever. If your roof is more than 20-25 years old, it might be time to start planning for a replacement, even if it looks fine on the surface. Older roofs are more prone to issues, and a proactive replacement can save you from unexpected repairs down the road.
